不记得具体时间了，在湖南台的天天向上里，当时起点找了几个大神作者说自己的年收
入，男的有唐三，年收入是一个亿以上，然后土豆番茄骷髅等，好像最少的是四千多万
收入吧。
后来找了几个女的，都不熟悉，长的好像还行，原谅我现在不知道她们的名字，主要是
当时就没记住。
不过有几个都是自己小说拍成电视的，绝世王妃就是，这个作者还说林心如找她的过程。
可是就算如此，我竟然还是不记得她们的名字，她们看到男大神，也像粉丝看到偶像一
样。
网文世界里，还是男性为主，女性作者，收入比起这些大神差的太多，名气也是，这些
女大神们，主要是希望运气好，小说被改变成电视剧。
不然没钱。
而男性作者里，年收入百万的大把。具体数字我不记得了，应该有一个统计的。其实一
个作者写两百万字一年，这是最少的标准，那么只要5毛钱一个字就可以了。
这种身价其实不算高，而且不只是起点一个平台，有无线阅读，有其他周边产物，所以
这个5毛钱一个字，是很容易达到的，当然说的是大神。

率还高一点。
好处是，宫斗言情好拍啊! 而且剧本也好改，架不住一群傻娘们爱看。
男作者的书，架构大的，基本不可能拍出来，或者就是投资成本太大，保不齐要亏本。
你不可能指望都像冰与火这么搞，对不对。庆余年我觉得就拍不出来，大东山你要他怎
么拍?五竹从山崖上跳下去直接怼叶流云，你要他怎么拍?

Right! It is not easy to get such deals. This deal was "given" to me by a
listing agent. It was not on the market at all.
One similar house sold AS IS and closed for $190K.

Retina直翻是视网膜，这里的意思是DPI超过了人眼视网膜能分辨的程度
（默认30cm的距离），再提高DPI，对人类来说，也没有意义了。
DPI再高，就得叫eagle eye了吧。:-)

i already had a few of those deeply discounted REOs, went through the
renovation. rather than flip it, i had them all rented out. I know there are
money to be made if you can spot the right property, have steady source of
funding and have good/cheap contractor working for you. I bought my
properties last winter when the financial panic was at it's peak. i got
average 40-50% discount off the listing price by offering cash. now the
yearly rent return (cash on cash) is about 30%. and I wrote a lit

Yes! very good point. I should have replace the cabinets, but originally, I
wanted to finish it before the end of October for the $8000 credit, so did
not plan that way. Next time, it is very important to replace the kitchen
for a fast sale.

I contracted it to a contractor, the contractor sub-contracted to someone
else ...
The hardwood floor is not new. It is resurfaced from the old one.

yeah, those easy fixer uppers were gone quickly. the properties remains on
the market are either too much damaged, too much code violations/fine or
stupid bank just not willing to deal.

I have one SFH in Woodbridge, and manage two others for my clients. Mine
rents for $1500. The other two for $1430 and $1450 respectively.

Not an agent, but a RE investor in VA and MD. Based on my experience in the
past year or so, the housing OP is showing can sell $150k tops. Only if you
can partner with the listing agent and 联手坑银行，那么你说的可能有搞头。但
估计这个有违code。
你要有本事让人short sale agent 只递你一家的offer，那我就hire你。如果镇有这
本事，你还何苦帮他人干。

To deal with short sale, first of all, you must be very fast!
For the short sales, no one really cares about the price except the bank.
Sometimes the listing agent wants to have a higher price as this way it
would be easier for the bank to approve. I usually advice my client add $100
over the full price (if the price is good) and submit the offer the same
day.
Next, the buyer's agent needs to find a way to deal with the listing agent
to push it through. This is the tough part. If your offer is a

The last summer, I bought a single family house in Woodbridge VA for $75K,
closing cost $6K, and fix up for $5K. No one believed me.
Then I said I was going to rent for around $1400, people laughed at me. I
actually rent it for $1500 per month. It is such a cash cow.
A real estate forum is a good idea.
