why don't they agree to lower the price? they will pay less tax by doing so. the listing agent had done nothing wrong here if you asked for credit. your agent should tell you this. high amount credit for repairing is a big red flag to buyer's lender. since your lender hasn't reject your loan app yet, talk to the other side and find a way to lower the price. in case that they give you hard time for that, write an addendum and change that credit into pre-payment to be withhold at escrow for repairing works after closing. you will need to find contractors for the jobs. this way, you can at least get the money for the real repairing.
