how about your stock. I found in invest board, there is a divneer who
actually give some good idea about
dividend investing. you may have a look at his post if you are interested.

看区。如果平地一大片区，lot相差不多，房子也不是很特别，近期有一定销售量，
zillow这种统计模型会比较准。你能看到的数据它都能考虑进去。你自己再根据房子
condition，结构什么的调整一下。
有些区房子一栋一栋都不一样，lot也都不太规整，附近sale也不多，zillow误差会比
较大。

还有就是，学区边缘的房子估价不准。
zillow基本上就是把方圆多少的最近卖掉的房子作为input，然后搞个model估一下。这
样一个问题就是好学区边缘的房子
估价被坏学区房子带低，坏学区但挨着好学区的房子又被估价过高。

zillow is for fun.
In the real world, I saw quite a number of cases over or below 100K of their
estimate.
The useful information is the sale comps data around your target property.
You can get a sense about how much the price range is.
Their valuation algorithm is not reliable. You need to do the homework
yourself.

This is true. But potentially zillow can be improved to include school
district data.
Basically, whatever human beings use to estimate a house price, as long as
zillow can have the data, it can do the job mathematically.
