基本情况如下：
Two story great room with fireplace, 3.5 baths, 4 bedrooms, formal living
room
and dining and a study. 2950 Square feet.Hard wood floor and granite
countertop
in kitchen. Full basement (not finished) with 2 daylight windows and
preplumbed
for a full bath, 9' ceiling. all others are standard.

房型的基本情况也在附图里。
请builder建造这样的房子，大概要花多少钱？不考虑地皮的价钱。
如果要考虑地区的话，我在michigan.

一年多前曾把 WMWifiRouter 装在我的HTC 手机上（windows mobile)当过free wifi
router（免费使用一个月）。现在想再试一下手机居然说WMWifiRouter 不是个valid
pocket pc application, 不让我装。请问现在有什么好的给windows mobile 当wifi
router 的软件吗？搬到一个新地方，网络预约了，但要一周以后才过来装，急需应急
几天。谢谢！！！

一个州不同地方，不同的学区，价钱差太多了。。。
builder最后给你的价钱是根据当地的。。很难知道材料费这些底价到底是多少的。

android从2.2 frozen yogurt就带了
现在的android手机买来的时候就是2.3.4 gingerbread或者4.0.3 icecream sanwich了
，wifi hotspot都是小儿科的标准配置，这个功能配合unlimited dataplan，就到哪里
都无敌了

我这里也差不多，好的房子10ft ceiling, 通顶啥的，还有很多零碎的feature，面积
不见的大，价格就上去了。

我也不知道他们的利润空间，12万是最起码的价格，不过他们一般一次在一个地方建四
五幢人工会便宜
很多。

我这里lennar的房子不比别人便宜阿，地$150K, 2900sq ft左右要$430-500K

你这个是卖价，有很多费用在里面的。我们这0.2acre的地35k左右，3k sqf一般要卖
250-300k，也
差不太多，就差个几万。
我也是根据同一小区里的一个小builder破产后被银行卖的毛胚房估的他们的成本价。

恩，他们利润率不低，我说的这个价位得feature也不怎么样，150K也就.2acre

It is just hard to give you a number without knowing what kind of materials
is used (or upgrades you want). For example, kitchen appliance can be as
cheap as 2K (using the cheapest fridge, range and dish washer you can find),
or it can start at 50K (using the nice name brand build in stuff)
But if you go with everything in the middle grade, expect to pay around $100
per sq ft to builder.

我看了Builder的相同房型的正在建的房子，质量感觉一般。不知是否达到了你说的
中等。但看了一个更好，面积更大的Model House，感觉质量要好很多。那个正在建的、
和我们相同房型的房子的listing价钱是280K，离我们要建的地方20 miles.

That is your reference point, a good reputable builder can charge more (
because he use better sub), 10 to 15% more is normal, but I have seen some "
famous" builder charge double and people still line up to buy from him (you
will also benefit when you sell, it will hold its value)
Be carefull with the cheapest builder too, he use the cheapest material and
labor, so his house is cheap, but could be problem after a few years.

这个价钱不同的地方差别非常大。
周末见到了一个做builder的朋友，他说我们这里最便宜的地区造价是每尺＄180-220，
不含地价。贵一点的地方每尺＄300+。

Normally $50 to $60 /sft with added on features such as appliances, cabinet
upgrades, hardwood floor, etc. Such price is for builder but not for
individual. They can buy the design, material, land, labor on bulk.
When you see a land is about $150k for 0.2 ace, its actual cost is about
half of that because builder did work on it to make it suitable for house
development.

for some development, developer did the land work, builder only builds the
house. that marking of $150K is just what's on paper though, builder has
many ways to get discount. lennar kind of builder is both developer and
builder though.

还有，现在这个市场是不是大部分Builder要求10％的Deposit？我现在的
Builder要求付10％的Deposit，而且没有Mortgage Contigency。这个另
我非常担心，万一Mortgage出现问题，比如房子Close的时候appraisal
的房价比Builder的要价要低话，也可能银行就不贷款给我了。那我先付
的Deposit都要不回来了。是不是买builder正在建的新房都要这个Mortgage
contigency啊？

贵，不比他说的便宜。我也纳闷，为什么造价可以差这么多？

我们的Builder只要了$1000 Deposit，1%都不到，不过也没Loan Contigency。

房子的造价一般到不了$100/sq ft，但Builder除了材料成本，给工人的工钱和地皮钱，
还有很多其他花费，比如小秘的工资和银行贷款利息
所以Builder跟你说的成本，很可能是把杂七杂八的费用和人头费都算进去了，那价格
就上去了

what is your primary goal here?
1) to save money
2) to have your dream house (design/floor plan etc not available from mass
builder)
If your goal is to save money, then: KNOWLEDGE IS MONEY. You have to work
hard to gain the necsssary knowledge and spend a lot of time before, during
and after the construction.
If your goal is 2), then much simpler. Just call around and get quotes from
at least 3 contractors.

这取决于你住在哪？我们这里，保险公司估价是两百块一尺，自己请人造，也得一百五
。有的地区，这样的房子，才十几万，所以造价也不会高，六七十块一吃就够了。
