很难想象都啥年代,还总会供不应求?又不是第一年发布,surprise市场了,这几年几乎
每年的销量都不会超过市场预期太多吧。

是的,401K是5万,ROTH IRA是两个人2万。我现在就在下面的4个OPTIONS纠结,不知道
哪个最好。个人觉得可能1最好,如果长期投资每年收益至少有4%的话。
1. 不动401K和ROTH IRA,付20%首付;
2. 不动401K和ROTH IRA,付50%首付(还有15年和30年的区分);
3. 用401K和ROTH IRA其中一个或两个的钱,加上积蓄,付20%首付;
4. 用401K和ROTH IRA其中一个或两个的钱,加上积蓄,付50%首付;

Compared to getting a mortgage with tax benefit, double taxation on 401K is
not totally a myth, it is true but its magnitude is very minimal.
The interest part of 401K loan repayment is indeed doubled taxed. You use
post-tax money to pay the loan back, but it becomes pre-tax money into the
loan. If you get a mortgage from a bank, you still use post-tax money to pay
the mortgage, but at least you get the interest deducted from from tax
return (in most cases).
However, the dollar amount as a result of double taxation is pretty minimal
so this is not really the biggest concern about 401K loan. The real concerns
are usually other liminitations of 401K loan, such as harsh payment on job
terminination.
In general, 401K loan is a bad idea for home downpayment. Roth IRA is an
even worse idea. If you have to get help from 401K/Roth IRA for downpayment,
it means you cannot afford the home at all. If you can afford option 1 or 2
, then you are ready to buy a home. Whether option 1 or 2 is better is
completely a subjective comparison between (speculative) investment return
and mortgage rate.
