Q1: At the corner of bathtub, please see the picture. How to treat it?
Q2: Around the base of the toilet, there is a little bit water coming out
from the dark grout area after flushing. Just happened a couple of times.

A1: mold. Use 50% diluted bleach and scrub scrub scrub.
A2: wax ring leaking possibly. Need to pull toilet up and put a new one in.
