1.离老公学校很近,SFH,小学初中高中分别是8,9,10,1500 sqft, 3br, 1.5bath,

房子有点overwhelming。。。而且我觉得每个月小小2000的开支,有点担心。因为是好
学区,房子走得非常快,经常1周内就pending了。
3那个小区的房子虽然没有SFH那么畅销,但是100个房产中,也只有5个在卖,2011年底
到2013年有接近5个卖出。价钱上也基本比较保值。
请大家帮忙分析一下,谢谢啦!

是我的话就选3,
如果两年后老公工作找到其它城市, 自己暂时留在这里的话, 打理起来方便。
如果两年后老公工作找到其它城市, 自己也一起搬过去的话, 这边TH出租比SFH方便
, 卖掉的话因为价钱便宜一半, 亏的也少。
如果两年后老公也在这里工作, 就再买大的SFH, 这套卖掉或者出租。

他工作很难找。。。
我工作待遇各方面都很好,也比较稳定,公司说明年开始排绿卡(H1B第二年)。
而且我准备明年生宝宝。
就我的地方找工作的可能性很大。。
买房子他跟我都很赞同。

2,如果不差钱
1. 既然你ld毕业要离开,那1还不如2,本来就应该离女方近点。
2. 2290sqft刚刚好,一点也不大,
3. 而且税比1低,既然能买得起1,那2的月供应该差不多。
4. 即使你ld去了别的地方,你也许不会马上搬,可能还要住一段(长度未知)。
而且既然走的快,你又下定决心要买,我觉得这个选择最好,买房子本来就是来enjoy
的。你这个跟我家情况太像了(我也是那个不赚钱的)。
如果觉得买2经济会紧张,就买个小点的。

I also have a great chance to move to other city in the near future. (let's
say 5 years).
I'm buying a full brick townhouse which requires 0 maintenance (it receive
no dmg from Hurricane Sandy last year). In case of I moved to other city,
this
townhouse can be easily rent out as it's 10 min walk to light rail station.
(But I don't see a lot of rents in that community at the moment, most are
occupied by owner. It's a nice quiet community.)
I also found a lot SFH with same price (250K) in that area, but I'll still
take the TH mainly because it's full brick and newly renovated.
The town house is in a community with a lot uniformed full brick townhouses,
but only 2 of them are being selling at the moment. Most of the THs in the
community got sold for 400k+ before 2008, (the house next to the one I'm
buying sold for 410k on 2006). And then there were some sold for 280~250k
during 2010 ~ 2012.

I think it's more about investment strategy.
As for me. As long as the price of the house do not drop. I pay much less
with (Mortgage Interest + Tax) than paying rent. Let alone tax deduction
from Mortgage interest and I can rent rooms of the house out...

开支。那样就一点钱也存不下来了。

house不光是比townhouse贵, 主要是维护上麻烦, 草坪要洒药修剪吧, 树要修吧,
冬天要铲雪吧,零零碎碎什么东西坏了要换什么的。 到时候lz自己要上班还要带个小
baby, 全请人做的话开销不小的。
租房间出去更加是不可能了。

那你还是选3吧。如果光是割草的问题,可以请人弄,除雪貌似还挺贵的。
我们当时也考虑过TH,后来觉得小娃大了车库里放些玩具,天暖和的时候可以到前后院
玩。单职工确实会有点紧张,但是考虑也就这2年,lg就工作了,lp的工资在涨。当初
版上大家也给我说,不是马上就要上daycare的,一般不都老人先来带2年,所以还是会
剩一点的。

我现在租的也是townhouse,跟3这个townhouse算下来(mortgage,tax,insurance,
HOA fee)查大概200块钱/月。
但是3的Townhouse比我现在住的大了1倍。。。

我现在租的也是townhouse,跟3这个townhouse算下来(mortgage,tax,insurance,
HOA fee)查大概200块钱/月。
但是3的Townhouse比我现在住的大了1倍。。。

I recommend OP to take option 3.
I didn't recommend SFH.
Depends on the area.
As my area, tons of Chinese young professionals are looking for rooms to
rent from Chinese house owners. As long as the area is good and it take less
than 40 min to commute to Manhattan, the rooms are always very desirable.

As my area, tons of Chinese young professionals are looking for rooms to
rent from Chinese house owners. As long as the area is good and it take less
than 40 min to commute to Manhattan, the rooms are always very desirable.

房子出租出去在我住的期间不会考虑。
万一我家zt人品爆发,找到工业界的工作,值得我去投奔他,那我会考虑把townhouse
卖了或者租出去。

如果为了投资,买3. 或者哪个好出手。如果自己住,不买。稳定了在说。房子很耗经
