我用Turbotax windows报税。我的房子有四间房,我租出去三间,自住一间。报 federal tax的时候,对于我房子的贷款利息和地税,现在有两种方式报税,不知道哪 一个是正确的。如果有专业的cpa,我也愿意付费咨询一下: 1. 在 Wages&Income->Rental properties and Royalties->我的房子->Property Profile里面,check选项"I rent out part of my home". 填上percentage是75%. 然 后把房子所有的贷款利息和地税,都报在这个房子的Expense里面。Turbotax会把这两 笔expense都乘以75%算作投资房成本,剩下的25%会算作自住部分,在Deductions& Credits里面显示出来 2. 在Wages&Income->Rental properties and Royalties里面,我不把利息和地税报在 这里,而报在Deductions&Credits 两种方式的区别是自住房rental的那一部分(75%)的利息和地税到底是应该报在 schedule A还是schedule E. 如果报在schedule E里面,这笔开销算投资房的成本,如 果报在schedule A里面,这笔钱算自住房的利息和地税抵税。按理来说两种报法退税金 额都应该是一样的。但问题是今年有个规定说 total state and local taxes 不能 exceed $10,000,这就造成了如果按照方法2全部报在scheule A里面,我有些ta'x不能 够deduct,最后退税有小几千的差距。 谢谢!
而且我按照第一种方式,把开销报在schedule E里面的时候,在我做加州state tax的 时候总是review总是通不过,说"Misc Itemized Deductions Statement: Pt I. Mortgage Int Adj total adjusted California interest cannot be greater than the total interest" 我的adjustment都是给的0,我都不知道怎么改了,打电话问了3 个turbotax agent,都没法帮忙。难道这样报税不对吗

He can recapture the time he spent outside the US during the past six years.
I talked with them, technically they can extend my 2019 without any problem. I just worried about if this can cause my waiver invalid.

如果放在Schedule E里面也只能抵扣出租房的收入,为什么会有那么大的差别

He didn't go back to China in the past 6yr, as his parents came US several times. By the way, person has to leave US within 10 days of expiration of H1b. Not 10 business days, right?

Before USCIS approve your case, it should be fine, will not cause waiver invalid.
