yes. for puchase, deduct on sch A for the entire amount. for re-fi,
amortize over the life of the loan.

今年贷的款，是不是等明年填2010年的1040表时抵税？

在2010年的 tax return 报schdule A, 至于refinance 的COST 如果不是房子出租或者
用于其它的business用途，是不能amortize的吧。如果是个人住的房子，最后卖的时候
，refinance的cost都可以放到cost basis里去。

Prepaid interest, yes.
Origination fee, no.
Both measured in points, both can achieve the same result (in lower interest
rate), but one is tax deductible one is not.
