如题,air 2充电的时候,打开金山电池医生,卡的不行,air1和6plus上面的都好好的
,所有设备都是ios8.1以上,这个情况是软件问题,还是我的air2有问题?
有遇到类似情况的吗?谢谢!

how about try 3% closing fee? nowadays a lot of bank they agree to credit
back buyers. the market is unstable now.

Actually bank agree on my offer, I cut $3800 from asking price, another my
offer accepted is $10k above price, but I finally decide to choose the
cheaper one, which is $3800 below asking price

跟你交多少down没关系
你要是做no cost no fee的loan可能能省掉好多
不过first purchase好像不太好弄。不知道现在的行情
一般都是refi no cost no fee
且closing cost也不都是loan 的cost,还有别的款项

first purchase closing cost很难都免的,顶多让他们多给你credit一点算一点
那个termite,也不是他们心好,这个是加州法律,必须卖方做的
如果不是as is, repair credit说不定就能把closing cost都抵了

还好,主要的repair, 银行在我签约前都做了,全部地毯都换,刷漆; 给我

lower than the listing price + they fix the termite, that seems a good
deal.
1000 dollar can do a lot on spot treatment. around 2000 you can do both
subterranean termite treatment and fumigation together for most of the
homes
. I hope I can be that lucky to low-ball some good REOs.
BTW Wolfstar, you still have the inspection contingency and appraisal
contingency, right? That'd be good enough.

My agent told me though, that I can have inspection and 17 days to decide
if back off or not if there is major issues

万一真查出有问题你咋办?退还是不退
我觉得这种reo的房子对方刚做了装修才更危险呢,有可能整好把问题掩盖了...
inspection contingency是minimum啊...

I really don't know, in my another case, the asking price is almost $200k

sold as is, 你基本都自己负责修理,如果太多了,你只能选择walk away, 退deposit

挺吓人的啊,你就祈祷最好别出问题了
inspection contingency是我听说过的所有合同里的最底线了
你这个底线都没了,听起来挺吓人
比如我之前那个高压线房子就是后来意识到了问题就利用了contingency轻易退出了
你还是仅仅相信了你的dual agent的话,他说能退deposit,可是你没inspection
contingency,谁退你呢?个人可能有好心的不为难你就算了,银行,公事公办...

buyer can ask seller to repair, but seller does not have the obligation to

Wolfstar, the contract is standard purchase agreement, don't need to worry
too much about it. However, pay attention to all the addendum and counter
offers. don't sign BIW, CR and BFI for now.
Most home inspector here are only pointing out trivial things, important
things such like roof and foundation they recommend you to other licensees.
But inspection give buyer a cushion of 17 days to back out for any reason.
BTW, the headache I met with was with Fannie Mae's property, they are
exempted from

了全部的马
桶,浴缸,没有堵塞没有漏,热水没问题,空调在100+的天气开到72度也行,很凉快。

Man,1999 is new house for me! newer house saves alot of troubles. 1999
should be insulated and copper plumbing throughout and maybe tile roof and
built with newer building code.
BIW-Buyer Inspection Waiver
CR- Contingency Removal
BFI- Buyer final inspection
something like that.
if it's good price, I should look at that area, too. I don't mind distance
and schools for now.

thanks for the tip, I decide to buy REO only because we have some pretty
new properties.
The other one I decide to give up is actually newer, 2004, with all the
upgrade, but there are signs of angry owner doing damage (though small
and silly ones, such as taking out only the ceiling fan propeller but
leaving the main on, taking out the thermo control but leave all the
appliance untouched), however, the attic roof entry is open, I suspect
they have done some damage there.

呃,好像很多加州房子不修TERMITE。有一种说法是SECTION 1的不修好BUYER的银行不
给贷款,可是
好像也不绝对。
