家里的情况如下：
夫妻工作，38/36岁，两孩，大的5岁，今年上学，小的3岁，考虑preschool，年薪税前
23万，现有存款12万
去年买了一个中上学区的condo，花费30万，其中首付10万，贷款20万，15年，拿了
8000first time buyer credit，此房如出租，月入约1600，但贷款+hoa+property tax
要2000
现在换工作，打算去另一城市租房/买房，约1小时车程
关于该condo:
问题1，是否应该对该condo 做refinance? 利率可以改善0.5个点，便宜100/月，出租
房子的话，需要refinance时候说吗，还是银行无所谓
问题2，该condo出租后的收入对报税有何影响？因为入不敷出，是否可以减小税基？
问题3，今年出租该房，对那8000credit有何影响，是不是要吐出来一些？
问题4，新城市房子更贵，我们理论上能负担得起多贵的?实际通常建议承担风险一般的
人买多贵的呢？
关于退休计划，孩子教育经费：
一方在学校，有较好的pension，好像如果工作年限到30年后可以拿70%以上的年收入，
另一方在公司，已经存了401k公司match部分。收入已经超过roth的线，所以只能存普
通ira，然后再转
问题5，我们该另外存ira吗？403b或者457
退休计划和买房计划有点矛盾，买房需要首付，12万如果算20%，只能买60万
的，似乎少了点
问题6，需要存529吗？
问题7，除了存ira之外，还有什么省税的手段呢？

这个公司的工资在当地还算不错，比较高
但是周末什么的经常加班，而且据说里面的规章制度比较变态
想去那里的同志要做好心理准备
