There is a simple way to look at this - If you refi, but keep paying the old payment $2500 each month (any additional amount goes to principal), can you pay off within 25 years? If yes, refi. If not, don't. PM me if you need a quick spreadsheet to do the calculation.
Thanks. 1. I think I understand what you are saying. But do you mind if I ask - is this calculation an extra benefit or is it a mandatory step to determine (so refi does not cost more)? (I know how to use the interest calculation formula in excel, make two different calculations (25Y vs 30Y) and compare, but I am mainly asking a theoretical question. Maybe, I can only fully understand after making that calculation LOL?) 2. I understand there is no real "no cost" refi, but I am only talking about this no cost refi situation (whether available or not). I understand the " no cost" refi must have a cost, the cost should be buried in the new rate applicable to the new loan. 3. I understand there are more to consider, such as 本金, interest, tax deduction, etc. But it'd be too complicated, so I'd rather keep all those out. I'd like to focus only on cash flow and total cost (from the date of refi). Of course, the life pattern of us Chinese let us assume 本金 remains the same and not to increase with the new loan. 4.1 Refi seems to reduce the total payment (even if we strech it from 25y to 30y), and each month there's $500 less cash outflow. Whether interest is paid mostly in earlier years or later years may be important in some situations, but that is not part of this question here. So my bottom line question is, without any other consideration, is there any flaw or error in this thought? 4.2 My reasoning is, this could only be done with a lower interest rate. Assuming 本金 is about the same (old loan leftover = new loan amount), lower interest rate will partially offset refi costs, the rest part of lower interest rate would still reduce total repayment cost even if the loan streches into a longer period. I'll keep reading the other post, and posts. But appreciate any feedback. Thanks.

state your policies in the syllabus, at the beginning of the course, and in the middle of the semester when instances occur (but do not mention names of course). that helps them to know what to expect. as you teach more, you know what to add to your policies.
My method only works when you are keeping the same loan amount and truly no cost refi. When you set up in Excel, make sure you treat the extra $500 as repayment of principal. I don't think you need to consider the rest of your points.

Don't care too much about teaching evaluation. Average score is good enough for a new faculty. Teaching won't help tenure much. Besides, you can't please every one. Focus on research and publication.

Even new APs are well aware of this, bad teaching evaluation is always is big worry and hunting for days/months

I don't think so. Most new faculty are at their 30s. A mature person should know how to handle this situation. OP's teaching evaluation may not be bad at all. For undergraduate class, it is just impossible to make every one happy.She probably worries too much.

can you explain why 目前的情况下,如果你能承受15年的,那15年Refi肯定没错(这 是假定你非要计算总还款额的前提下)? should one borrow more money out under this low interest environment? Then he can invest the payment difference between 15 year and 30 year for a profit. I may be wrong here and I would like to know so that I can correct it...thanks.

You wouldn't calculate the total payment if your investment return is non- zero.
