请问一下大家，如果去年八月份把房子租出去，这样rental income报税的时候
mortgage interest和property tax是按照比例（5/12）来deduct？还是可以按照全年
的来deduct?

按照比例。另外你最好学习一下 schedule E，instruction，IRS 关于 rental
property publication 什么的。

If you lived in that property as primary residence before August, yes you
need to prorate the tax and mortgage interest, and also depreciation.
Suppose you moved out 8 months before August, and the property was empty for
8 months until August, you don't need the proportion. All the interest and
tax can be fully deducted from your rental income because after you moved
out and before August, you were actively searching for tenant and the
property should be treated as a rental property since then.

钱币这个东西需要有分析师财报机制来调整价格。今天奈飞盘后跌了10%，就是因为财
报不行miss了很多。
需要有足够水平的分析师能够知道某一类币特别是币筋的当前平均价格，以及收藏群体
的数量，具体的职业（对应平均收入工资水平），什么样的社会层次的中位数，受众群
体的扩容潜力等等给出一年的guidance。如果发现币走颓势miss target，就果断给出
降级，price target cut，反之则升级调高预期价格。这样自然就起了一个价格调节的
平衡作用了，同时可以打击一些垃圾庄家囤币（花了大钱托市，可是分析师看出猫腻不
认可，认为收藏人群过少不利，然后导致币价依然下跌）。可惜高盛，大摩这些公司对
搞这个事情完全没兴趣。

嗯，看样子一楼是自己搬出去后房子租出去。
房子也不是只要空着就全变成 schedule E。
不打算自己住，准备租出去，真正开始打广告招租什么的之后才算 rental property。
