不买朋友的东西，这是藕的原则
You need not use any realtor. Just buy from the owner. Other steps are same.

you don't need a realtor, but you need a lawyer to do the title search and
close the house for you.

Yes. You can DIY without a realtor.
1. Both you and the seller agree the house price and you do a pre qualified
for a loan (in case you can't get the loan, then you do not need to waste
your time to the next step)
2. you find an inspector to inspect the house
3. you find a lawyer for yourself and the seller find a lawyer for himself ,
put the house price, contingency, house condition, closing date, etc on the
sales contract. If you do not understand the items on the sales contract,
