借贵版宝地问个家居问题，没经验，希望有经验的给点建议。
我家后院三边有木头fence，分别用来和三家邻居相隔。今天左边邻居来敲门，意思是
和他家共享的fence有三分之一都坏了，有4,5片fence已经坏损，另外有两个大口张着
，fence已呈现左右摇摆的状态。我家几乎从来不去后院，后院没有任何的活动，他家
总是小孩踢足球，玩飞盘什么的，所以从由于使用引起的损坏应该都来自于他家；当
然肯定有天气和时间引起的损坏，比如最近风大，加速了fence的损坏。
另外，他找人估计是$12.5/per feet, 所以下来$1100 total. $550 每家。
我的问题是，这种情况平分合理吗？和另外两家共享的fence虽然有破损，但是都不会
钉子都裂开，呈摇摆状态。还有，他们想全换，我只想修或者换张开大口子的那20个
feet。（有朋友也建议不如全换了，房子2001年的，我们住进来3年，fence不知道是不
是builder原装的，有多少年了）。在德州，$12.5/per feet贵吗？他家是特别喜欢折
腾后院的那种，我琢磨着他们太盼着换了。我们一点经验都没有。

这有什么好思考的。本来如果有损坏，就应该换的么。换了你卖房子不是也好看么
。再说了，一人一半，多好。而且也安全。

一人一般是应该的。你可以跟他说等他拿了账单你可以给一半。一般美国人在这种事上
不太会乱来的。另外责任很多时候是分不清的，所以没有必要太计较。一个好的邻居比
什么都强。如果550能买个邻居和睦。太值得了。

价格差不多，我们家刚换过。550对房子的维修来说是小数，建议不必和邻居讲价了。

工，帮你承担风险;应该说$550拿去，这还有$200作为你操心的labor。

两女的合租，一个比较漂亮，晚上老有人请出去吃饭。一个就基本在家呆着。后来为分
摊UTILITY费的事情打起来了，一个说我就基本不做饭，回来就睡觉，所以UTILITY费要
少出，一个说当初合租说好了开支对半分。就为了这点小钱，成了仇人。

钱差不多的话，“买”个好邻居是最佳选择。
实在纠结的话，你可以问问你邻居的另外两个邻居，看看他们是不是也都想一块修。
我为我家围墙的事儿，也问过我邻居，人家就说一时没钱。不过后来他们家一次来了些
亲戚，自己就把一些根儿断了的柱子换了。

不要这样萎缩抠门好不好。fence 50% 分摊是潜规则。要是fence坏成这样谁都不管。

We never stepped into our back yard during the past 4 months, and we rarely
use it for summer ( we just step in for mowing every two weeks). Their kids
play football, soccor, and all kinds of balls in the yard and the balls hit
the fence. They have dogs biting the fence too.
I dont mind paying 50%, but we didn't use it 50% :-( All fences on other
sides are fine (minor repairs occasionally). Just this neighbor's broke fast
. But I admit they already repaired several pieces during past year.

unfortunately we never talked :-( They kind of have a reputation of not
liking to talk to neighbors in the neigborhood. I really dont want to split
half/half because we seriously rarely use it. And we won't talk anyway after
this.
Coming to my house and asking for sharing expenses is the first time words

I haven't made up my mind. My gut feeling is i don't want to split half/
halft.
Want to share but not 50%
Looking for others' exeriences, and reasons to justify the 50% split.

fence 在谁家的lot上？你三边fence是怎么连接的？三边fence款式是否一致？那边
fence换了以后，对你的后院总体有何影响？

诚实回帖：就是这个"后院你使用的少，因此应该少付"这个道理说不通阿。因为后院是
你的，你从来不去就看着它也是在“用”它，并不是说去踢球才是用。各家怎么使用各
家的后院的方式和怎么分钱就没有关系。如果今天你因为你去的少，要求少付，所以五
百五你只支付了三百。那么明年你忽然有了种菜的兴致，老去种菜，请问贵邻居是否应
该再来找你，说：那两百五呢？

感觉你这个邻居的价格也合理，我们去年刚换。其实我们不想换，还好好的，就是看着
旧一点。两年前邻居刚买房就说要换，当时我们没答应。过了两年，又来讲，我们想算
了，就换了。给了他家50%，他们找的人，我们啥也没做，也没看账单。
你非要说他们家养了狗，小孩踢球什么的，还真会有些伤感情。

whose fence is it? is it on your lot or his lot? is it facing your yard or
his yard?
i built a fence in my back yard. i had to get my neighbor's permission in
order to get a permit to build it. the fence has to be on my lot and facing
the neighbor's yard.
i paint it, repair it, maintain it. my neighbor does not need to do anything
but enjoying it.
i am not in texas, though.

你有三个办法：
1，猥琐到底，如果不是你的篱笆，一分钱不用出。
2，合理分配，一人一半。
3，你出全部。
of course you won't do the last, but 2nd choice is the obvious choice for
any sane homeowner.
If after all that fence is yours, you should be happy someone else is caring
for you.
To determine whose fence it is, just check whose house was there first. The
first one owns the fence.

建议楼主去city hall说他们家喜欢宅在家里，很少出去走路，道路磨损少，所以应该

fence would probably last for two more years, like the other two sides of my
yard.
But ofcourse, I know it's unreasonable to blame them/their kids/dog using
the fence often. let me put it to the extreme, I wouldn't mind if the fence
is not there at all. If i had no neighbors, I wouldn't care if I have fence
or not. I actually don't care about fence even now I do have neighbors. I
know this saying can be so weird for people who own house,but I guess maybe
that's the reason hiding in my mind why I don't want to split half.

I think it's right ON the property line. The post is on my side. I called
HOA and they said they do not get involved, but I forgot to ask them if that
's my side or my neighbor's, or if it's determined by who moved in first.
And I did some research, and I have the right to refuse ANY payment, but I
think the other way around, if my kid had used the yard often and my
neighbor doesn't use it at all, I would probably first ask 50% split, but
would settle down for 30% share.

It should be wood. I didn't really ask as they are taking care of it.
The material cost is probably around $10 per foot if you buy from lowes (but
lawn/yard company has more discount I believe). The rest is labor.
I guess labor makes difference as I'm in TX.

Honestly, "明年你忽然有了种菜的兴致，老去种菜", I do plan to plant some
flowers, maybe green onions as well, in my back yard later this year (but
just later this year), but that does not cause damage to fence right? And I
have no intention to plant them right close to the fence.
Only Animals like dogs, balls, and any activities that hit the fence by
force damage fence. For my family, the chances to have animals or sports in
my yard is close to zero.

一人一般是应该的。你可以跟他说等他拿了账单你可以给一半。一般美国人在这种事上
不太会乱来的。另外责任很多时候是分不清的，所以没有必要太计较。一个好的邻居比
什么都强。如果550能买个邻居和睦。太值得了。

两女的合租，一个比较漂亮，晚上老有人请出去吃饭。一个就基本在家呆着。后来为分
摊UTILITY费的事情打起来了，一个说我就基本不做饭，回来就睡觉，所以UTILITY费要
少出，一个说当初合租说好了开支对半分。就为了这点小钱，成了仇人。

钱差不多的话，“买”个好邻居是最佳选择。
实在纠结的话，你可以问问你邻居的另外两个邻居，看看他们是不是也都想一块修。
我为我家围墙的事儿，也问过我邻居，人家就说一时没钱。不过后来他们家一次来了些
亲戚，自己就把一些根儿断了的柱子换了。

We never stepped into our back yard during the past 4 months, and we rarely
use it for summer ( we just step in for mowing every two weeks). Their kids
play football, soccor, and all kinds of balls in the yard and the balls hit
the fence. They have dogs biting the fence too.
I dont mind paying 50%, but we didn't use it 50% :-( All fences on other
sides are fine (minor repairs occasionally). Just this neighbor's broke fast
. But I admit they already repaired several pieces during past year.

unfortunately we never talked :-( They kind of have a reputation of not
liking to talk to neighbors in the neigborhood. I really dont want to split
half/half because we seriously rarely use it. And we won't talk anyway after
this.
Coming to my house and asking for sharing expenses is the first time words
were exchanged between us.

你的，你从来不去就看着它也是在“用”它，并不是说去踢球才是用。各家怎么使用各
家的后院的方式和怎么分钱就没有关系。如果今天你因为你去的少，要求少付，所以五
百五你只支付了三百。那么明年你忽然有了种菜的兴致，老去种菜，请问贵邻居是否应
该再来找你，说：那两百五呢？

感觉你这个邻居的价格也合理，我们去年刚换。其实我们不想换，还好好的，就是看着

whose fence is it? is it on your lot or his lot? is it facing your yard or
his yard?
i built a fence in my back yard. i had to get my neighbor's permission in
order to get a permit to build it. the fence has to be on my lot and facing
the neighbor's yard.
i paint it, repair it, maintain it. my neighbor does not need to do anything
but enjoying it.
i am not in texas, though.

你有三个办法：
1，猥琐到底，如果不是你的篱笆，一分钱不用出。
2，合理分配，一人一半。
3，你出全部。
of course you won't do the last, but 2nd choice is the obvious choice for
any sane homeowner.
If after all that fence is yours, you should be happy someone else is caring
for you.
To determine whose fence it is, just check whose house was there first. The
first one owns the fence.

fence would probably last for two more years, like the other two sides of my
yard.
But ofcourse, I know it's unreasonable to blame them/their kids/dog using
the fence often. let me put it to the extreme, I wouldn't mind if the fence
is not there at all. If i had no neighbors, I wouldn't care if I have fence
or not. I actually don't care about fence even now I do have neighbors. I
know this saying can be so weird for people who own house,but I guess maybe
that's the reason hiding in my mind why I don't want to split half.

I think it's right ON the property line. The post is on my side. I called
HOA and they said they do not get involved, but I forgot to ask them if that
's my side or my neighbor's, or if it's determined by who moved in first.
And I did some research, and I have the right to refuse ANY payment, but I
think the other way around, if my kid had used the yard often and my
neighbor doesn't use it at all, I would probably first ask 50% split, but
would settle down for 30% share.

It should be wood. I didn't really ask as they are taking care of it.
The material cost is probably around $10 per foot if you buy from lowes (but
lawn/yard company has more discount I believe). The rest is labor.
I guess labor makes difference as I'm in TX.

Honestly, "明年你忽然有了种菜的兴致，老去种菜", I do plan to plant some
flowers, maybe green onions as well, in my back yard later this year (but
just later this year), but that does not cause damage to fence right? And I
have no intention to plant them right close to the fence.
Only Animals like dogs, balls, and any activities that hit the fence by
force damage fence. For my family, the chances to have animals or sports in
my yard is close to zero.

Thanks for advice.
I did get other estimates. Turned out neigbor's quote is cheapest. We
finally agreed to pay 50% without saying anything (still not convinced about
the 50% share with this particular neighbor. If the other neighbor, no
problem). the fence will be replaced sooner or later anyway, but I always
try to delay expenses.
