这里好多朋友都是landlorder. 想请教保税的问题。thanks in advance.
去年11月买的投资房,我申报schedule e.
在HUD 里，我看到我的 closing cost 不仅交了从11月到年底的property tax和全年
的insurance,并且也预交了几个月的insurance 和property tax. 不知道我理解的对不
对？为什么它收我那么多insurance呀？
但是在1098表里除了interest 并没有这些信息。
我在想是不是我应该保2013年的property tax和这些预交的insurance.
多谢了。

借lz贴问问。是投资房才要schedule E吧。
我的是自住房，2013年底close的。除了交2013年剩下的几天的property tax和2014年
全年的保险。
它也多收了3个月的property tax和insurance fee在escrow account.
那报税俺就只报2013年的property tax还是要加上多收的那三个月的property tax和
insurance?
俺用turbo tax填的时候，它没提醒这些哦。。

你的意思是我现在只能claim2013年剩余的 property tax 和全年的insurance in
schedule E, correct?
还有一个不是保税的问题。为什么在 closing的时候收我一年的insurance，而且还要
预交多几个月的insurance, 然后每月mortgage里的escrow account 还要交insurance.
我特别confused here. 我感觉我被double charged了 insurance.
再次表示感谢。

那个算prepaid insurance premium，还算是你的资产．
保险公司只会收到一份premium，剩下的在escrow里攒起来．

还有一个schedule e 保税问题。我上周末去找会计师给我保schedule e.感觉她不是很
上心。怕给我报错了，然后irs找我麻烦
我买了出租房后。发现空调坏了。修不好了，必须换空调，花了我3500刀。这个房子本
身没有冰箱和洗衣机还有dryer.我又花了两千多。我一看会计师都把它们保成 27.5
years depreciation. 空调我觉得对，但是冰箱，washer 不是属于appliance吗？应
该是5年的depreciation 吗？
还有一个问题就是，她算我的 basis for depreciation只是包括了purchase price of
this property 加上空调，washer,dryer的value.我看网上说，一些closing cost,例
如， abstract fee, record fee, closing cost, survey fee, transfer fee 也可以
count into basis for depreciation, 这些对吗？

sure？不是当年发生的费用都算作当年的支出吗，我是2013年10月份预交14年上半年
general tax，不应该算进去？
