是Jumbo 贷款吗? 如果不是Jumbo 贷款, Flagstar基本上也是卖给两房的。两房从来
不买Jumbo 贷款, 基本是一些REIT(Real Estate Investment Trust)当Investor。
三楼所说的卖给了Regions应该是service 的transfer。引用加了一些修改的一段话说
明一下:
Mortgage lender/banker make loans with its own funds and close the loans in
its own name. After the loan is closed, it is sold to a secondary market
investor including but not limited to Fannie Mae and Freddie Mac, freeing up
the funds for additional lending. Loans sold into the secondary market may
be sold “servicing-retained” or “servicing-released” referring to
whether the rights to service the mortgage are retained by the mortgage
lender or released to the secondary market investor at the time of sale. The
investor will either service the loan itself or find another lender/
mortgage servicing company to service the loan for them. The Investor can
also sell the rights to service the mortgage separately.
Flagstar bank 本身是lender 也是Investor, 很多贷款是自己service,还是不错的
。 利率的话retail 一般, wholesale的话看 wholesale lender 的volume以及
performance。 是我们公司的 Investor 之一, 我们能拿到的利率因为volume 大,
performance 好还是很不错的, 一度和Provident Funding差不多。 有些ARM产品利率
比Provident Funding 还好。
