如果给现金就不可能给到1%了。
因为agent的commission(房价的2.5%)扣掉收入税可能就只有1.25%了。不可能给buyer
1%现金。
最理想是有什么办法可以拿1%，而又不交税。

A rebate received from the party to whom the buyer directly or indirectly
paid the purchase price for an item is a reduction in the purchase price of
the item; it is not an accession to wealth and is not includible in the
