因为一些violation, landlord给我们贴了条, 说是7天之内一定要vacate, 我们如果7
天之内搬走还要不要罚款, lease 明年2月份过期. 如果我们主动提出中止合同, 需要
付两个月的房租加concession fee. 但是如果是他们提出来的话, 是不是就不用付着笔
钱了, 对credit有没有损害.
lease的相关原文如下: In the event Lessee desires to terminate the lease
before the expiration of the lease term, Lessee will pay to Lessor a
cancellation fee of 2 months rent....Lessor shall retain all remedies for
non-compliance with the Lease and Secruity Deposit Agreement and Lessee
shall be liable for any damages for non-compliance.

就是making noise, 这是second notice了, 因为没有在7天之内correct, 没用evict这
个词, 只是让我们vacate

我猜这是等同于eviction了。这种情况下他们还是可以告你，让你交欠款。
但我也不清楚，他们不能逼你搬走，他们需要上法庭。

他们是当你break lease算的。总之很讨厌了。不过你可以先搬出去，等房东告你的
时候，再去打官司。当然，你如果不想搬走，也可以先打官司。

If you have eviction record, it will be really really bad.
Few landlords are willing to lease to you. Your credit score might get
negative impact.

notice里有这句话:
Therefore you have been in material noncompliance twice or more within a six
-month period. As a result, the rental agreement shall terminate seven days
from the date of delivery set out below. You must vacate the premises no
later than.
应该就是正式通知了吧. 但making noise怎么是material noncompliance呢?

我有类似的经历
H81的板子，Sandisk的SSD, 第一次测WEI只有5.9, W7系统更新后再测就是7.5了
估计是要更新

how do they know about my renting history? They just call up my old landlord
who evicted us or it is on some kind of record, just like the credit
history or VIN history? Is it going to affect our house-buying in the future?
