foreclosure的房子的offer被口头接受了，银行给了counter offer/addendum让我们签
。其中
有一项关于title的如下所示，请大家看看是什么意思，谢谢。
Buyer hereby to utilize seller's attorney/title company/escrow company for
the purpose of issuing title insurance. In consideration thereof, Seller
agrees to pay for the Owner's title insurance policy. Seller will not
provide a survey or abstract. Seller will transfer title with a
Limited or Special Warranty Deed.
这个最后的Limited or Special Warranty Deed和general warranty有什么区别，那个
survey and abstract重要吗？我们还需要

ipad好吗？不能拨号，只能局域和3G，声音效果也那么差，就像收银机放出来一样，想
看部片子还要一直手拿到，想当电脑显示器那样放到后面还得找个靠的，屏幕要是手上
汗多估计得随时带个擦指纹的布！看下二手市场好多人转卖ipad，说明他们用得多半恼
火。

foreclosure一般都是limited warranty。
owner's title insurance就是保护你的，没什么buyer's title insurance。
还有一个lender's title insurance是保护贷款银行的。

我觉得没必要，都是程序化的。有owner's title insurance就可以了。
