If you have two property close by. One must be investment property. If you live in your primary residence, and your purchased a new house, in order to let new purchased house be qualified as primary residence, the new purchased one must be "better" than the first one. If you refinance the 1st hours as your primary residence in the last few months (< 6 month), lender might require you to get one mortgage as investment property.

误导,只要近期现在住的房子没有refi过就可以按正常买房给利率

没错. "买第二套房子贷款利率会很高吗", If this is your 2nd house (for rental propose), it will be treated as investment property. If you buy this house and move from 1st to 2nd and treat as your primary residence (approved by lender), then 可以按正常买房给利率.

The loan doc, at least what I see, requirs borrower to move in your primary residence within a certian period of time (i.e. 60 days) and has to live there as primary residence at least certian period of time (i.e. one year). Normally after 6 months, the risk to be caught up is significantly reduced.
