My mortgage is currently 5 yr ARM at 2.625, and the first 5yrs have 3.5 yrs
left. Now the 30 yr fixed rate is 3.5for me. The 10 yr note rate is kind of
flat currently , but may potentially rise. Should I refi now to lock a
longer rate?

if you are not sure about 30yr, at least can do a 7ARM, which is also about
2.625%
check out the rate in my club

把每个”的”的前后反过来也可以。

I think that doesn't answer my key concern . To be honest, ur solution may
just help broker making more Refis.

住一辈子（或者以后一直出租）就30fix,几年十几年后要升级卖掉就按楼上的转7ARM

Currently 30 yrs fixed rate is 3.5% if you have a credit score > = 740 and
LTV <=60.
It depends on how you predict the rate trends , If you think long term rate
will be flat or lower , you can stay for 3.5 yrs with your 2.625% and change
to 30 yrs fixed later, but if rate keeps going up, then you will miss the
historically low mortgage rates...
