The rate you are quoted the time you choose a broker doesn't mean much.
The rate at the day you lock is more important.
I'd say go with a local mortgage broker with good reputations. There are
simply too many tricks a bad broker can play to ruin you. Watch out with their
reputations.
generally, DONOT go with small brokers and small internet companies..hidden
cost and the attitude they working with you in the dynamic market place is
more important than the quote...Pay for the service you deserve,

actually it doesn't matter about a broker is local or not, sizable or just
one person. For example, if a broker can get loan from PF for 15 yr or 30 yr
, you will enjoy the lowest rate.
The most important thing is make sure a client has the power to review the
agent's service afterwards and that review will have a great impact on
broker's business. In that case, a broker will most likely keep their
promise.
