不用征.
不过免税的maximum gain is prorated. for example, for single, 2 year, 250K, one
year, 125K, 6 months, 62.5K. 超过部份就要征了.
anyway, both fed and state 不会withhold tax if the property is primary
residence and u have a non foreign status in term of taxation.

if foreign status for taxation purpose, escrow company will have obligation to
withheld 3.x% or some percent (don't remember) of sale price for irs.
if non foreign status for taxation purpose, then
if primary residence, + 2 years living in the property, escrow company doesn't
need to report to irs.
if primary residence, less than 2 years of living, escrow company needs to
report to irs, however, escrow company doesn't need to withhold tax for them.
when u file return, u can either treat the gain
