We bought a house last month, but the closing date is 08/25/2010. We got a
mortgage offer three weeks ago, 15 years fixed 3.875, closing fee $3100. I
asked rate locked. We signed loan contract on 06/30 and gave her $350
appraisal fee.
After review the documents, I found that the rate will be expired on 08/05.
The agent said that it is 45 days away when I locked the rate. So now we are
waiting for the lower rate again to extend the 3.875% without fee. But I
remember I clearly told her

Can you help me clearly?
Go to the second offer, right? It means I will give up my $350 appraisal fee
to the first one.

如果你的第一个Lock Rate Period不能Cover 8/25,那就没有用了,现在的Extension可
贵了,尤其是你要Extend 20天。
现在应该马上和第二个Broker做,确保你的时间够用,Loan能够做的下来。

I am negotiate with current lender to extend it without fee.
Is there any one in CT can do 26.5W 15 years fixed loand for me?

here are some cases which may happen.
1, your loan broker would use his/her commission to cover your rate lock
extension fee until your closing date 8/25,
2, he/she has good contract deal with the bank, who offers loan broker once
free extension on loan lock.
3, your loan has CTC before 8/5, you can close it on 8/5 without extension.
all of those cases are often happened in mortgage industry.
you never know that.

Does it mean that the loan is closed on 08/05, while we pay it from 08/25?

of course not, your mortgage starts on your closing date. if you closed it
on 8/5, your interest will be calculated starting on 8/5, whenever contract
closing date is.
if the closing is on 8/5, you can ask for 5 days credits, then pay your 1st
mortgage payment on 9/1.
if the closing is on 8/25, you will be charged 5 days interests as debits on
HUD1, then pay your 1st mrotgage on 10/1.
ask your loan officer for mortgage payment details.
