今天收到County Office的Notice of Assessment of Land and Structures FORM 11 R
/A-C/I
一面纸,是这样写的:
Name and address of property owner: XXXXXXXX
This notice indicates the assessed value of your property. Information on
the valuation of your property and a copy of the property record card can be
obtained from the Addessing Official at the telephone number and address to
the left.
Previous Assessment At 100% True Tax Value
LAND 25,000
STRUCTURE 150,000
TOTAL 175,000
New Assessment Effective March

请问:
1. 这个assessed value是property value for tax purpose,还是market value?
property value for tax purpose
2. 现在assessed value降了3万块钱,是不是以后就可以少交税了?
yes
3. 应不应该appeal?什么情况下应该往高处appeal,什么情况下应该往低处appeal?
if you think this number is still higher than market value, and you want to
save on property tax, you can appeal
personally I would never 往高处appeal
4. 我们在可预见的一段时间里不会卖房子,这种reassessed value降了是好事还是坏事?
it doesn't matter that much to me
many people know that market value and county assessed value are differen

not necessarily. Tax rate could increase and exemption amount may decrease
so you may still pay more taxes with less assessment value. That is just
how
tricks are played these days.

只要税率不变,就少交税。不过按照现在这个经济状况,加税肯定不能避免。

谢谢楼上各位的回答.
到目前为止,税率没有变.
现在正在做refinence,15 yrs 3.875% (no fee/cost),做完以后会到County Office去
再报一次exemption,每次refinance都必须重报一次.那个时候才知道exemption变了没
有.

简单说就是你的的房价有一部分是免税的:
Homestead deduction: 45,000
Mortgage deduction: 3,000
一共48,000是免税的.其中Homestead deduction只用买房时claim一次,以后每年都自动
减去.
Mortgage deduction每次refinance完了以后都要重新claim一次.这个Mortgage
deduction很多人容易漏掉.Refinance后好象一个月内不claim就没了.
