一个木瓜一个芒果，直接把果肉冻成冰，然后加half & half用blendtec打的。刚打出
来的时候有点软，却很软滑爽口。冻了一夜后，可以造型了，却没有了新打时的好味道。

网上常常看到有关Title Insurance的问题，如Owner’s Policy和Lender’s Policy之
间有什么区别，以及在Purchase或Refinance中谁来付等等的问题。特此写篇文章在这
里给大家科普一下：
1.PURCHASE:
一般大家买房时，通常会贷款买房。这样就需要买两个Title Insurance Policies：
a.一个是Owner's Policy。投保金额是房子的买价即Sale Price，保金一般由卖方来付
。Owner’s Policy的Insured是买方，用来向买方保证卖方确实拥有待售房的产权，同
时也保证该待售房的没有任何隐藏的liens或claims，即保证待售房的产权“free and
clear”。只要将来买方一直拥有该房的所有权，Owner’s Policy就一直有效。保金价
格通常是根据地区及投保金额变动。
b.另一个是Lender's Policy。投保金额是贷款额即Loan Amount，一般由借款方即
Borrower来付。Lender’s Policy的Insured是Lender，用来向Lender (及将
