误区, forclosed的好房子多的是,
高素质的老美根本不会毁房子。只有那些低素质的老美毁房子.
出价前想尽一切办法把欠银行多少钱搞清楚。 这个钱数加上佣金就是你出的价钱。

如此出价银行得好好谢你。Foreclosed房没有一个市价还能高于欠银行贷款额的。否则
也不用被foreclose掉了。

照你这么说我得出一百多万。银行foreclosure记录上$1,000,000(sheriff sale),那
个数不知道哪来的,估计是欠款数。结果30万拿下。

不是记录吧, 查查TAX,算算VALUE了。

我们正在买short sale的房子
主要是
1. as is 基本上seller不会再做任何维修....所以查处任何问题,都不负责.要么自己
修,要么walk away
2. 时间长...特别是对方如果有不止一个银行的贷款的话.
3. 如果对方还住在里面,而且不积极配合的话...不知道什么时候可以搬出去.因为理论
上,seller还是要签字同意才行的.不是单纯银行好说了算..
4. 你的agent会嫌麻烦.....不愿意做
5.如果已经是空关房,从inspection以后到真正close可能要几个月...这个期间担心房
子没人看护.....
其他好像也没什么更多的了.

我的2分钱:
1. 真正的deal只能是foreclosed房子。事实上,很多deal太好了。list price根本拿
不到。当
然鱼目混杂。需要楼主的判断力。很多所谓的破坏都是皮毛的问题。上市越久的没出去
的,越是问题大
的。
2. Foreclosed的房子的标价,跟银行的贷款没关系。查BPO
3. 一般没有讨价余地了,但是在出价和closing cost上有很多讲究

100% correct.
Theoretically, a seller shall not tell all buyers what is the current
highest bid. But he can of course do so to his 'friends'. It is not
surprising that his 'friends' submit an offer at the last minute and also
at a coincidently higher bid.

When I was searching my house, I only checked those foreclosed ones because
their price was simply unbeatable comparing to "normal" houses.
Most foreclosed houses are not well maintained, many of which have molds and
basement flooding. There are other issues like scratched walls, removed
utilities, dirty carpets, etc etc.
However, there are reasonably maintained ones which took time to find. They
are the real jewels.
I bought my foreclosed house at $70,000 below market value for $350,000. It'

If this question was for me:
Thanks! No I didn't. I have no better way to increase my money in a rate
higher than my current loan rate, and I have no plan to do something immoral

这种房子能不能买到基本看运气.
不需要很handy,找人remodel就成,一般来说所谓handy的人自己能干的活如果请人做也多花不了几个钱。
remodel的大笔花销都是一般人做不了的,比如roof,furnace/AC,上下水管,

I agree!
做也多花不了几个钱。
That's exactly the point. You have to find a foreclosed house with small
problems making the house unappealing and priced low, yet no big problems to
cost you real fortune to fix. That's why it is not very easy to find such
houses.

Google "BPO foreclosure". What I wanted to say is that the listing price
has very little connection to original loans.

俺就是从高素质的老美手里买的forclosed, 从看房到CLOSE 一共 26天。
价格比appraisal低10%
在去掉佣金后, 刚好是银行欠款额。

Because there are lots of more unexpected outcome when you are dealing with
Short Sale or REO sale. And some first home buyers tend to be less patient.
