律师要我向主编们要一封选择reviewer的criteria信，她要求信中提供
1 - how many individuals are considered by each journal/organization to be
experts in the same field as you are? Obviously, the lower the number, the
better for our purposes.
2 - number of articles that are submitted on an annual basis to each
journal/organization in your field of expertise and how many are published?
这些数字那里去查？大家都是怎样处理的？谢谢！

是不是这样的房子都隐藏着问题？还比较严重？
还有一句我也不太明白：Listing Agent is related to the seller.是不是说就是
owner自己list房子在卖？

我的理解是这种房子就是查出啥问题卖房都不管修，买家自己承担。不能说一定有问题
，但买家需要承担risk。

for some of the journals, they have this infomation on the web, such as only
2% of the manuscripts are published (Science). If you could not find it
then email the journal and ask for the information.

主要是为了尽快出手，所以不管修。REO/SHORT SALE都这样。
虽然不管修，但是如果你INSPECT到重大问题，你还是可以退出嘛

那就是越老的越不要碰了。我看的是1940年建的。保养的似乎还不错。现在价格比较低
，所以动心了。看样子应该绕道才行。

sold as is一般是那种能找到deal的case
move in condition一般都是把那些附加值全算进去了
价值5万的装修能加价10万。然后很多新主人还不满意，要重做。
flippers喜欢那种sold as is, fixer upper，装修好转手一卖賺一笔
不过要多付出好多时间精力

看房况了。如果没有大问题，还可以的。但是，这种老房子小毛病少不了，如果让卖主
修，都不够凡是
的。可以理解sold as is.

请问一般小毛病指什么呢？如果只是要换灯泡，补窗户的玻璃之类的还能接受，如果是
其他的，还有什么属于这个小毛病的范畴啊？

it is time for money or money for time. either way.
or money = (time + knowledge)
if you have the know-how and time, you can save money or make money.
if you have the money, then you can buy the know-how and save time.
So who should or should not buy sold-as-is?
Those who knows nothing, don't have time and don't have a lot of money,
should not buy sold-as-is.
you can't get both end of the deal, as americans say.

就跟你买旧车似的，引擎与变速箱也许是好的，别的部件慢慢的都得换了。
房子大件也就是整体结构，地基，房顶等的。那里的电路，水管，外墙什么的都需要更
新，看房子什么
时候做的这些吧。

别的地方不知道，湾区好学区的房子如果buyer不take as is，很难拿到房子。
好区一般都是老房子（40年+），白蚁、漏水等等问题非常普遍。通常修了就完了，但
是seller都不愿意花精力去做，所以仗着房子不愁卖，都sell as is。

新手一般不要碰SALE AS IS 的房子，有可能房子有重大隐藏问题。Inspection 有可能
查不出这种问题，或者查出来了，却认为问题不大。

For "NOT SALE AS IS", if inspector says no problem, would it still possible
to ask the seller to fix the house after
moving in? I think the deal is done, seller won't fix if there is problem
later on.
