新手买房两个疑问

我们看了几个condo，但是查到网上有同样的unit更好的楼层反而更便宜。realtor说让
我们千万不要买short sale ，因为
一般要6个月才能知道结果。而且可能最后的价格比现在要高出很多。我们觉得他的话
很匪夷，所以来问问大家。
还有一个问题，昨天去看了两个新房，是condo，觉得很喜欢。但是realtor说每次我们
去看房都要把他的名片给sales
center的人。我不太懂如果是买新房，我们直接问sales center买和通过realtor有什
么区别吗？
由于第一次买方，很多事情都在摸索阶段。希望大家帮忙回答一下。不甚感激。

you can take the time.

谢谢，但是会不会等了6个月没等到，又misss了其他的机会。还有，那个list的价格就
是6个月之后的价格吗？还是这个价
格只是一个起步价，最终的价格会大大超过这个？谢谢！

short sale的机会要碰，出了价还要等银行approve，之后办贷款的时间也比较紧张，
condo办起贷款来还多一个questionnaire和warranty的问题。
买新condo的话，做贷款需要预备充足的时间，因为underwriting需要相对更长的时间
。

short sale is more popular now because of the policies of banks. typically,
you will wait longer time (although it has been shortened recently) and get
better deal. But this will vary case be case.
When people win the lottery, they will say it. And we do know the number of
people among us who have purchased that small paper. If you like, you can
test your luck.
It is very good of you to leave your Realtor's business card each time you
see the houses by yourself. It is a commitment of relationship between you
and your agent. As regards to new houses, your agent will get commission if
you buy it.
