看了大半年了，唯一一个在价位之内，又能看得上的。马上准备签final offer，可是
有三个地方很纠结，大家给看看哈：
1） 厨房和family room是连在一起的，铺的地板，可是据owner讲，一个周末冰箱漏水
，给淹了，他们现在临时把那附近的地板给换了，看起来很别扭，但是他们准备给5000
块的credit，不知道这个会不会修起来花很多钱.或者漏水会不会影响到其他的东西。
2）他们给了一份白蚁检查报告，上面说在family room的一个放电视的隔间上发现了白
蚁 (报告没有提到院子和fence），但是已经做了treatment了。 让我纠结的是：他们
加了一个addemdum说同意房价，但是说seller and termite company are not
responsible for fence。叫我们签字。agent打电话过去问，说他们没有检查fence，
也没说原因。我现在觉得好像是他们在故意隐瞒一些东西，是不是知道那里肯定有而且
弄起来很麻烦所以才加上这么一句话。 我们在南加，看来些帖子说白蚁很常见，可是我觉得他们个条件不太对
觉得我们的agent现在完全是和卖方一个鼻孔出气了，以前看到一个房子她还说这样的
房子要是里面发现白蚁肯定不能买，说不定结构都有问题了，现在这个一个劲跟我说没
问题没问题。恨不得我们马上close，她好把commission拿到手。
3）同意接受offer的addemdum上还有一句话说seller要在closing以后还要住3天，这样
的情况常见么？万一close以后她住那里弄点什么事情出来，岂不都是我的问题？因为
房子已经是我的了。我们的agent说很常见，他们好搬家什么的。她的话我现在只能相
信一半了

个人意见。
1）敌人主动给5000 credit就因为一个周末冰箱漏水，不正常，你得找人做inspection；
2）自己找人做termite inspection
3）岂有此理

刚刚agent打电话给我，居然叫我们remove原来offer上面的关于seller检查并处理白蚁
的条款，说是为了贷款方便。我觉得她是不是快完全站在我们的对立面了？

那你请人做Inspection啊。400-500刀的事。买个放心。
告诉你agent，你不会买有潜在损失的房子。

找人做检查，400-500美元绝对值，你得评估到底淹了的地方得花多少钱修。Home
inspection will tell you where the termite is. If it is in the fence, then
they have to fix it before closing.
When they close it, they move everything out. Otherwise, they have to
postpone the date for closing. What if they burn down your house during the
three days you live there.
Your agent is making no sense. Withou termite treatment certificate, some
mortgage company does not even issue final approval (such as federal loans).
I would walk away right away, just based on the personality, not the house.

Home inspector should be 100% independent of the buyer or seller agents. Do
independent inspection, then you will hear true story. It is going to be
your home and you need know what kind of house you are walking into.
