appraisal value是根据你附近防最近的成交价估算的。前阶段如果附近房卖的低，或
有几家拍卖房或short sale房，会将 appraisal value打低。
你可以向卖家，要求再降价3000.

depends on the sale price. 3k could be rounding error.
appraised value is merely the appraiser's opinion. doesn't mean your house
worth more or less.
3k shouldn't have major problem for loan either. if it's grossly under sale
price, you may not borrow as much as you wanted. loan is based on
appraised value--70, 75, or 80%. this is the so-called Loan-To-Value ratio.

我有客人遇到过这种情况，去找seller argue argue argue，最终把purchase price match下来了。

If you have appraisal contigence, you can ask the seller to lower the price
to match the appraisal. If seller does not agree, you can walk away.
