比offer的价钱低了3.2%
卖方的agent还说最近他手头上卖出去的房子估价都比市场价低
可是我的贷款的人说不是这样的
想问问有没有人还没到手的房子估出来也比offer的价钱低的？
心里小郁闷。。
觉得是自己太喜欢那个房子了，觉得区也还不错心急了点

你下offer时有appraisal contingency吗？如果有，就可以退出啊

Even you have appraisal contigence, you may not withdraw. However, you can
ask the seller to reduce the price to the appraised value. if seller does
not agree, then you can withdraw.
If you are getting a loan, the bank will not give you mortgage if the
appraised price is lower.

问了我的律师说不可能要求卖家降价, 银行贷款居然还批了
退不出郁闷

那就搞inspection contingency，可能已经太晚了？

我们贷款时apraisal出来的价格比我们offer的价格低，
合同上有说如果低买方可以退出，我们喜欢那个房子，当然不会主动退出，
于是静观其变，
卖方在apraisal出来的第三天主动跟我们联系说那个结果不正确他们要上诉，
请我们耐心等待，不要急于退出，我们当事人在加州玩，所以就等……
等待的过程中我们也想好了对策，
因为喜欢那个房子所以不敢使劲还，就商量要求卖方降价差价的６０％。
几天后卖方联系我们说不上诉了，直接跟我们商量，
我们就提出了我们的要求，他们当天就同意了。
现在我们的实际买价比apraisal的高差不多２％。

these days, its is normal to have the appraisal price be lower than the
actual price you would pay. Banks are very strict about lending these days
and often require the appraisors to be ultra conservative in determining the
price, otherwise the appraisor would not get hired by the bank again.
If you like the house and there is no mortgage problem, then go for it. Not
to worry.
