以前的offer都是用的agent 公司的表格；自己递用什么form啊多谢多谢！

I would first call the listing broker and tell her the number you have in
mind and send her your attorney information and mortgage pre-approval or bank statements if you are
paying with cash. . She would tell the seller and if the seller verbally
agrees, then the seller would contact her attorney to draft the contract to
be sent to your attorney. Once you sign it and give it back to the seller'
s attorney with 10% deposit, you're in contract.
There is no really any need for a formal offer letter. But if you really want one,
there are plenty of examples online.
I even managed to sell an apartment before without an attorney with buyer
paying all cash. But if you are buying or selling but the buyer need mortgage, then you really need an attorney.

那就是说自己要找个好律师，再准备好银行的贷款证明等，就可以自己直接联系房子

ask the listing agent to be duel agent, and negotiate a 1.5-2% rebate.
duel agent is more efficient than seller + buyer agent.
Since he will earn more commission, he will intend to make the deal done and
block other offers.

说的是。
但会不会因为duel agent想极力促成交易，就不要让房主降价呢？降价和不降的两种
情况下， duel agent应该会获差不多的利吧？还是。。。。。？

有的州，比如new jersey 会规定必须要经过buy agent吗？我不确定
