you mean some one give you money as gift, and you use it as collateral to
refinance?

refi提供gift letter的情况确实不多见，不过，如果是自住房应该没啥问题。
LZ是打算用gift还掉一部分本金呢？还是用作closing的费用？
如果是前者，建议在refi前就用gift冲抵掉本金，然后余下的部分做refi，或者根本不
用做refi，本金降低了，总利息一定是减少的。
如果是后者，有一个concern是，总共也不需要太多钱来close一个refi，为啥要用gift
呢？
