If you must pick one out of these two and these are the only
differences, then take ONE, and use the $28000 difference in
the remodel. The two houses both need extensive remodeling,
probably need to rip out everything down to the studs, so
$28000 will help quite a bit, probably enough to get:
- new roof $8000
- new siding and windows $10000
- new floors and drywalls for the whole house $10000
Now if you can put down another $20000, you can proably
get:
- new kitchen
- new baths
and end up with almost a new house.

maintenance, stay away from troubles and avoid wasting numerous weekends on
fixing the house. Hire a professional to evaluate the remodeling and its
cost.
