Case-Shiller上月出来数据,成交价DC是唯一上涨的。
其他地方现在都是listing价格高,谁知道最后成交价会跌多少。

the average duration of mortgages in the US is 5.6 years. Most people either
sell their houses, re-finance, or paid off their mortgages way before the
30 yr time is up. I don't understand why so many americans would rather pay
the premium of getting a 30 yr mortgage they would never enjoy the full
benefit for... I only get 5/1 ARMs

也许是锁定低利率,如果通货膨胀来了,你可以出租,得到positive cash flow. ARM
就只好卖了,万一利率高了,你还不见得卖得了好价钱。

DC 好学区的房子比2000年贵了一倍都不止,还抢,当然比06。07还是要低点. 还是政
府的钱太好挣了.

我算了算我们zip二月份的median price, 比一月份略高了一两万,一月份比12月略高
了些,因为12月份低价condo成交特别多。三月份到今天为止的成交价吓死人,median
高了十几万。五十万以下房子成交很少,七十万以上成交很多,尤其是million house
,占了成交量的25%。
就单个房子的价格升降不一。买得贵的45万买的跟我同事38万买的一样的房子,所以房
子价格不仅在于市场冷热,还在于购买者是否熟悉房市,是否敢于讲价。被buyer
agent哄着出高价的,就客观上托高了房市。
我觉得房价降还是升,看median也不一定可靠,像我们这个zip, 双职工正常中产最多
买的房子在45-80万间,但是三月份到现在为止,成交的多在10-20万之间,和70万-85
万之间,还有1M到4M之间。基本上是两头大中间小,而且正好上面那头大一点,就把
median 拉到65万以上了,比二月份高了十几万, 这样子涨了有20
%以上。但是每个单个房子的价格,我觉得没有升。不跌就不错了。很多60多万的房子
降了价挂在市场上很久都卖不出去。 我们小区的zillow估价在过去半年里稳步下跌了10%。最近还一直保持跌势不变。
median价格我觉得对于类似高斯分布的统计比较有用。纺锤形的就非常不准,
要是高价房多卖了一个,median就特高,要是低价房多卖了一个,那房价就特别低。涨
落太大了。

看趋势一个zip不够吧,样本空间太小,怎么也要一个county平均。

dc附进好学区的房子,和2000年比几乎都是double价钱。

the hottest one, especially in good school district. I could be sold in one
day even before the advertised OPEN house. The agent has to cancel open
house.

真正的inventory只有上帝知道。
最近看了一家分析公司写的county报告,数据显示foreclosure notice about 200/
month, foreclosure about 100/month.
But the sales per month are only 150, with 30-40% distressed sales in which
short sales to foreclosure is about 1 to 1, that means about 80%
foreclosures are in hold each month.
This is a big tax loss to the county that no one pays it. The government
should let the banks pay the property tax since they are the "owner" now.
