上星期看中一房子，还没来得及下offer，已经under contract了。
今天无意中发现这房子突然又back market了，据listing agent说是买家贷款下不来。
我就跟她要了这个买家做过的inspection report，发现房子还是有些问题的，
主要就是漏水，窗户边，天花板
还有就是owner乱接电线
master bath一个sink没有冷水
厨房和二楼game room的门底wood decay
我agent说这些都是小事
所以我今天递了offer
问题是，我还需要再做一次inspection吗？可不可以用这份已有的inspection report
和seller协商？

For your best interest, you would better to have your own inspection report.
Compared with potential hazard, inspection fee (around $350 in CA) is
nothing.
Better to go through with the inspector, and you will start to know your
prospective house well.
If you live in great LA area, I could refer one Chinese inspector to you.
