Just finished typing in Chinese, one mouse click, all gone... I have to type
English now to make 2nd time typing faster. Sorry.
I found the thing about lender is the more you get involved with them, the
higher your rate goes. I started with lender A and B both with competitive
rate, and choose A to be the one to work with.We've been looking for houses
for a while and used some A's work already. Now we got under contract, I
found A's rate is not as competitive as B's. But since we've been working
together already, I plan to keep using A.
But I face this dilemma now. I can lock now for 30 days lock or a week from
now for 15 days lock. Since it's only 1 week away, market likely will stay
the same. 15 days lock I can get 0.125% reduction on interest rate. But...
now I still have chance to switch to lender B, it's my choice to stay with A
, a week from now I only can work with A to enable successful closing, what
if he doesn't honor that 0.125% reduction, or worst case even raise rate?
What do you find in your working with lender?? Is your lender more
trustworthy than mine or they are all the same?

又不是结婚,什么trustworthy?谁利率低找谁,如果A不肯降,dump无商量,

完全无法理解你的心态和心理。
首先,Mortgage Lender 和你选房子,没有什么关系,都是在决定买房,买卖双方达成
协议之后,才开始正式申请贷款。
其次,一般做法正好和你相反,我们都是和几个 lender 同时联系,然后选最好的正式
申请。而且每次我都和 lender 坦率地说我还有其他候选 lender, 他们每一个都表示
理解,并且争取我最后选他,有的还愿意 beat 别人出的最佳 offer. 和买新车完全一
样。他给你让 0.125 也是他赚你的钱。

目前的市场,lender能把钱贷给信用好的买房者就很不错了,
所以选择权在你手里,当然看你还有多少天close,
把所有需要的文件准备好,很多lender/broker可以很快close的,不必担心。
当然,如果0.125%没有导致最终多付很多利息,
差不多就算了!别玩儿太久,错过deadline

谢谢大家回复。A是朋友介绍的,B不是,所以这么麻烦。
还有上次在OPTION PERIOD 退出过一个买房合同,A已做了一些工作了。
还有完全懂得大家到最后一步选lender,这也就是为啥我觉得现在还能算是最后一步,
再过几天就过了选择期了,再换LENDER就不能做到CLOSING DATE了。所以再问一下,我
是要现在LOCK, 还是等几天LOCK。差别是0.125, 就怕到时LENDER 不给0.125 或涨
RATE 你都没办法了, 因为那时已经不能换LENDER了。

I totally agree with LZ. It's not easy to make a decision. The lender
sometimes get you involved, but they do not do what they had promised. And
you have no other options but to use them due to the time of closing.
Be very careful.
by the way, what will happen if the closing is delayed because of loan? any
comments?

the best case scenario?

well, if you had many concerns and decided to go w/ A, then stick w/ them if
the diff is small. switching itself is a risk. timing is another. rates
can stay the same for 4 days and jump or dive the 5th day.
honestly, you can't foresee the absolute lowest (or highest) pt. rates are
probably at 40 yr low right now. so you're much better off than 90% of the
ppl who have gotten loans in the last 4 decades.
i say you get over the rates and concentrate you attention on your new home!
