Agent did some trick, make the bank accept lower price.

comfortable is more important, if make a good deal make you comfortable,
then go 1, if less monthly payment make you comfortable, then go 2.
in other words, if lost a good deal annoy you long time, then go 1.
if less money in hand annoy you, then go 2.
:)
