不要在做完loan之后再查HUD看是不是自己多付了closing cost,在做之前就要和你的
agent说好，你除了最多两天的interest overlap,其它任何cost都不用你自己出。
做完loan两三个星期之后，基本该退还的钱也应该都寄给你了，到时拿最后的HUD给你
的agent,debit/credit一下，欠你的补上就好了

最主要要事先谈好Broker的费用(loan origination fee)，不能改变。其它的再看。

所谓loan origination fee，也就是GFE里box 1的number，正常情况下，那个number在
disclose之后，是根本不能改的，除非是客人自己要求买point之类的。
另外，对于no cost refi，大致有3部分钱是客人需要在closing的时候自己交的。
1）prepay interest，就是从funding当天到下个月1日的按天算的新loan的利息。
2）property tax已经homeowner ins 在escrow账户里的deposit。如果在银行收到第一
笔monthly payment之前就要代替客人交property tax，那么银行会预收那笔前，而且
会在funding之后尽快交给township。
3）新的loan amount与现有loan的payoff balance间的差额。payoff balance高，客人
需要补钱进去，payoff balance低，那么多出来的钱会冲抵前面两项的钱。
旧loan的escrow account会在loan被payoff之后结算，把里面的balance退回给客人。
对于overlap的interest，是无法避免的，也根不不属于closing cost。

I just did refinance and paid $65 to my previous lender for closing the loan
, which I did not expect. Do you think the loan agent should pay this cost
since I did no cost refinance.

这个loan agent没关系，是lender之间转帐产生的

overlap interest is most likely there, due to the difference between funding
day and recording day.

Re这个，和我们遇到的一样，最后多收了100多刀给之前的lender，而且做refi的agent
态度强硬，说什么也不给退

一定有的，至少是一天，大部分情况下是两天。

任何情况下pay off一个loan都会有类似手续费的。这是旧loan的费用，不是新loan的
。refi的agent不cover这个费用不出奇。
旧loan被pay off之后，旧的银行要去county注销之前的登记的，收钱也是合理的呀。
