第一次买房,已经看了很多房子了
现在有一个不错的房子,可能是银行放出来的,或者是flipper自己装修后放出来的
这种房子一般风险大吗(不是shortsale 也不是bankown)

The advantage of using listing agent is that it might be easy to get your
offer accepted. Do not assume the listing agent will represent your
interests since he is paid by the seller (instead of you).

disagree. nobody would represent a buyer's interest except the buyer himself
.
everyone is in the game of making money here. the buyer's agent would push
the buyer to buy, good or bad, as that's the only way the agent would make
money. no body is in the process for charity works. the seller's agent would
also push the buyer to buy so she could collect the commission as well.
the only time the buyer is getting something out of an agent is not having a
buyer's agent at all and only deals with the seller's agent.
in this situation, the seller's agent stands to make more money because they
don;t have to split the commission with anyone else, they would do whatever
they can to influence the seller to sell to the buyer..

system. if you feel that you know everything you need to know and will
have
no problem handling all the stuffs, try talk to the listing agent and see
how much you can get back from him/her.

非常同意,就做一个purchase loan来说, 来来回回近300个email, 当然case本身也有点
复杂,但是也说明了买个房子不是有些人想的那么容易的. 几十万的投资,总是惦记着要
省那点agent fee,个人觉得不是很想得开.

Ihave mortgage client who have duel agent. It is easy to get offer accepted
, yet after the escrow opens, basically this duel agent does nothing but
pushing for close. If the buyer is sofisciated, it is still manageable.

in buying process, 3 ppl are really needed:
1. a good lwayer
2. an expereinced inspector
3. a mortgage broker, their rates are generally much better than going to
the bank directly.
a buyer agent? that was such a 20th century concept...

I agree. You can use the listing agent or somebody from his company. Don't
pick one by yourself, he will refer one if he do not want to be dual agent.
But this person usually is his/her buddy.
Actually, you do not have to ask him how much you can get back from the
listing agent. Just give an offer minus what you want to get back. Some
listing agents will calculate whether he help you by pushing the seller to
accept it or cut some of his commission to make it happen.
Again, remember that you are on one side and everybody else are on the other
side of the table no matter how you find the buyer agent.

Can't agree more.
I learned this from a mistake though. We used a "friend" as our buyer agent,
we still get screwed if not by coincidence.
We made an offer that is about 8% lower than our bottom line and aboutc 15%
lower than the listing price. We told this agent about the bottomline
because he has been our friend for some time. The seller started to counter
offer at a slow pace toward the big gap but never rejected our offer.
Eventually we made an agreement right on our bottomline price, not a single
penny lower than that. There we started to suspect that our buyer agent "
friend" either leaked out this information or this is his best interest. His
best interest is the highest price so he can get the highest commission
possible.
I do not believe it is coincidence.

It depends on how good you are at the real estate market and how much you
know about houses.
1. If you know your local house market very well, and very knowledgeable
about houses. I will recommend getting an agent who gives the highest rebate.
Because there are still lots things to do after the offere is accepted. A
dual agent will only push you for higher price, doesn't want you to ask for
credit after home inspection, will not help you for mortgage and even deal
with both attorneies.
2. If you don't know your local market, and don't know much about houses, I
recommend to get a good agent. Most likely you will be paying higher price
than the market value, and could be buying a house with very obvious defects
. A young couple once told me, they want to put an offer through me. They
went to the open house several times, and love the house. But when I saw
the house, both 1st floor and 2nd floor have 7 feet 6 inch ceilings. As you
know the new homes are 9 feet now, and standarded homes are 8 feet. They
went to the open house 3 times, and never noticed it, and they would bought
it if using the listing agent as dual agent.

I have a friend who bought her first house without a buyer agent
five years ago. She moved recently and bought her second house
with a buyer agent. She said she feel regret that she didn't
use a buyer agent for the first house.
She did a lot of research to find a good buyer agent though.

基本同意。不过lz说他们也看了很多房子了,一般这种情况自己对市场/房子都有基本
的概念了,我是觉得可以不用agent了。

i had lost a house because of having an agent..
it was the first time I was buying house and i felt i needed an agent to
guide me thru the process. she did no more than booking appointments for me
and provided no meaningful feedbacks.. bascially, she liked every house i
saw and pushed me to buy.
finally, i saw something i really liked and submitted an offer. the agent
came back and told me that the house already had an offer and the seller's
agent told her that they would not consider any other offer. I thought it
was very strange because though they had an offer, the offer has not been
accepted yet. How come the seller did not even consider mine?
I told my agent that i really liked the house and would like to submit
another offer. she told me not to bother but I pushed her to re-submit the
offer at the full asking price, plus i removed both the mortgage and the
inspection clause to ensure the seller that the deal will go thru at my
expense. The offer still got rejected.. I was even more confused and asked
the agent why. She told me she did't know.
Months later, i looked up at the county record and found out that the house
was sold $60K less than my offer. So i got very curious and asked around...
it turnded out that though the other offer was much lower, the buyer didn't
have an agent of his own so the listing agent could take all the commission
by herself. the listing agent influnced the buyer not to consider my offer
or perhaps didn;t even let the seller knew that she had another offer. The
seller was making $60K less, but the agent made a lot more.. my buyer agent
also knew this would happend so she didn't even wanna try again..
it was sad.. and from that moment, i realized that a buyer agent is just a
liability.. nothing more.

感觉上seller没必要找seller agent,不然还可以多赚6W

我还是觉得有个agent比较好,很多交涉过程我都不知道怎么弄。

it was a lesson on how commission works in real estate.
never mind my loss.. think about the lucky bastard who bought the house for $
60K less than I would have paid... he did not have an agent, got the house for
lot less because the seller agent was helping him, blocking my higher offer
and ensured that she could take all the commission by herself.
in this process, the true winner was the buyer who got the best deal. it was
because he did not have an agent.. foucus on the big money here and cut
loose your agent.

exactly, this will happen.
and I have similar experience on short-sale home, the seller even don't look
at our offer.
my suggestion is simple enough, for short-sale and bank-own, you probably
just use an agent because normally the agent will not be paid at full
commission and process will be more complex, there isn't very meaningful to
skip agent and have yourself handle everything.
for normal sell, I would say go find the listing agent by yourselves, and
have them be dual and you offer a price lower (minus part of buyers agent
commission) and you will get very high chance to win.

case by case,有的listing agent很坏,拿两份钱不给rebate,然后还不帮你,这种是
最差的情况了。

最好都不要listing and buying agent, 可以save 5-6%.
