Only expense made in the same year you sell the house can be claimed, and also the expense has to be on permanent improvement. If you get new AC or energy saving windows, you may qualify for some green tax credit.
If this is your rental income, it could deduct your rental income, thus reducing your taxable income. However, if this is for your primary house, and it is for permanent improvement (vs maintenance). please keep your receipts and it will add up to your purchase base price.

If this is your primary house, and you don't claim for any business usage. Your capital gain = yourSellingPrice - adjustedPurchasePrice. AdjustedPurchasePrice = your purchase price + any permanent improvements (- deduction if you use it as home office)
