If you have proof, you can show to the judge. Otherwise, the judge won't take your arguement. Tenants may be rejected for bad credit or other reasons. If the property manager can prove she go by the company procedures , she did not do anything wrong. 甚至有的人父母来 Check your lease contract, sometimes it request you to list the name of all the people who live in the property regularly. Other than the listed people , the lease may only allow visitors to stay not over a period of time. If your lease have the same term, the property manager just enforce the contract, she was not very understanding and on your side, but nothing wrong.

Read your lease carefully and see if you have any strong point to win the case. If not, You may want to send a formal letter to the lease company to settle down the charge line by line to avoid the court. List clearly what you agreed to pay, what is not included in the lease and also request deposit back. See how the property manager response. Try to contact in writing so you have evidence in case you need to go to court in the future.

If negotiation didn't go well, record the conversation. Get a lawyer(for better verbal communication with court), go to court, argue the amount of payment you owe. Then counter sue the property owner and manager for deposit. You should have terminated your 1-year lease when your old lease expired. You need to get month-by-month lease before purchase the house. That part you can't argue.

嗯,美国这地方是不讲人情的。你觉得这个property manager很坏,但听你这么说她做 的不算过分。建议找律师咨询一下,如果能找出lease里的漏洞你还有胜算,否则基本 没什么希望。你可以联合其他几家一起请律师,还能省点钱。当初你签1年lease的时候 就应该想到这个结果的。如果他们没有month by month的option,那你也没办法,如果 有但不允许你签,那就是另一回事了。 Good Luck!
