没经验， offer了370000$，太高了, seller & seller lender很快就答应了，刚刚
收到short sale approval letter。 seller agent forward过来的。上面说 XXX
bank agrees to release the lien on the above listed
property for a minimum payment amount of $317,958.72.
370000扣完各种费用，剩下的应该比$317,958.72多不少。
不知道这种情况下，我们能否要求他们修一些东西，不然我们就 back out.

425000$ is the asked price, but the property is 30 year's old. A/C, furnace
, siding, windows全是original的，随时可能要换。

看看以前的成交记录啥的，也许没高呢。能不能让修东西问问你的房产经济人就知道了

我的realtor说可以商量，但不知道seller/bank会不会管。 short sale contract是说
我们不能让他们修或者要credit

当然可以,在remove contingency之前可以随时退出的.

他们拖几天答应，就没出高？有个backup offer比你offer高，就没有出高？。。。
下次你怎么知道自己没有出高？
一般short sale，你walk away可以，但是要修东西啥的，seller supposely是没钱做
这些才short sale的

还有就是realtor写的contract里面inspection contingency 用的是5 business days
after date of acceptance, 他在另外一个地方加了个all contingencies are upon
seller lender approval. 我当时问他他自己跟我说他一直是这样写short sale的，
没问题。 seller accept 后，他说先不要做inspection, 也不要找律师，等seller
lender approval在说, 如果最后不approval就白作了，我就照他说的作了，可能他
也是为我们着想。我最近还是不太放心，所以找了个律师看了下，律师说他的理解
是我们应该在seller accept 5天之内做。我们agent写的那个all contingencies are
upon seller lender approval他不太清楚是什么意思，他给seller 律师写信问能不
能把inspection contingency那里改清楚一些， specify 是5 business days after
bank approval. seller 律师几天了都没回，拖到(有可能是故意）今天银行都approve
了。
我的realtor还跟我说，如果我坚持要改，他会去催 seller realtor.
不知到我现在还要坚持不，反正无论如何， inspection要先做了。

你deposit了吗？
一般都是你agent的做法，文字上就不知道怎么扣了

read the bank's approval letter and find out whether bank allows any
repairing or credit for the repairing works. typically a short sale is an '
as is' sale which means no repairing. as whether or not you can walk for
free, you need check with your lawyer and agent on that one. it will depend
on your contract.

The bank approval letter did not mention anything about repairing.

inspection 还是应该要等 seller lender approve 以后再做。
一般short sale or foreclosure 都是sale as it is, 所以他们不会repair，但是可
以要一些credit。
call me if you need a mortgage.

I think short sale should be closed at fair market value or a bit less. You
should compare the price to comparable sales, instead of the bank loan.
