new home purchase, 1st time buyer. now is shoping around mortgage rate.
usually which kind of fee is not covered in closing cost: lawyer fee and
inspection? any more?
for lawyer, it is better find by myself or get referal from Mortgage company
of agent?
for inspecter, find by myself or get referal from mortgage company of agent?
i am in NJ. is it true that for new home owner, very difficult for find no
closing cost deal? Thanks.

inspection是在mortgage以为的，attorney fee基本是在closing的时候才付的。
可以考古一下new jersey版上的帖子，避免雇佣被点名批评的就行了。做房屋买卖合同
其实没啥难度，shop around一下律师，比一下费用就行了，尤其是要确认是flat fee
，别另外charge什么文件、复印、传真、文具费就好。
inspector最好自己找，不要让realor或利益相关的人推荐，问问周围的朋友等。因为
所有利益相关的人都以促成交易为目的，不会全心全意关心buyer的利益。
一般情况下是没有no cost purchase的。因为no cost势必会提高rate，导致客人close
之后急于找机会no cost refi。现在很多lender都延长了新loan可以被pay off的时限
，如果半年之内被refi，帮您做purchase的agent必须退回所有的compensation。

There is nothing wrong using inspector recommended by your realtor or broker
, but better to shop around first before decide.
As other one points out, more and more lender enforces 4-6 months refinance
policy.
