Waive了你就少了退出的理由。
不是不可以,比如如果自己懂行或者有人懂行帮你看,inspection waive的都有听说过
。房子as is 销售。
你和agent,律师商量下再决定。一方面是保护自己利益,别放弃太多,另一方面是舍
不得孩子套不着狼。具体判断吧。

好处当然有,但是建议你在签之前就检查房子,而且的确事好deal,价格apprasial肯定
没有问题的前提下签。

appraisal contingency.
If the house price is 1M, you intend to borrow 800K with 20% down pay. But
if the house is appraised at only 900K, then you can only borrow 180K and
need 220K down pay. Unless you have lots of cash, this contingency should
not be waived, or at least should not be completed waived. By not completed
waived, I mean your condition is that the house should not be appraised at
less than 950K, if you can come up with that part of deficiencies.
Inspection contingency.
This is the most important contingency. Unless there is already thorough
inspection conducted by seller and you believe in its contents and such
waiver is necessary to get your dream house, inspection contingency should
always be kept.
Loan contingency.
The loan application seems to be harder than before. Unless you have perfect
credit and very stable income, you probably should not consider waiving it.

WA村 上个没抢到的,seller agent说收到offer太多了(共14个),如果我们不waive
这三个,seller连看都不会看。
几个月光景就从buyer market变成seller market

Sorry 写错了。这是假设你出20%的down payment,既然房子估价只值90万,那么银行只
肯贷款90万的80%也就是72万,那么房价100万和贷款72万之间的差价28万应该全部由你
出而不是你预计的20万downpay,否则你的down pay不到20%,那么说好的利率也拿不到。

什么房子?short sale啦,foreclosure啦之类的?

waive掉那些东西,就说明不能以那些作为理由来退出。比如突然发现房子哪些方面没
想到,认为不值了,但也必须往下走,否则押金就不会退了。
