In other words, the seller can still receive offers, but he can't bump your offer unless some condition occurs to warrant the cancellation of the contract (such as inspection, loan, appraisal). not sure in other states though. however, i personally don't think it is a good option...the relation between the buyer and seller will become hostile somehow...if you like the house very much, take it. If it is not your dream house, move on.
