自己要明白都有哪些程序；都应该找谁；
如果卖家有agent，反正卖家都要付agent fee，看卖家的agent是否要挣双份了。

你自己没有做过房产代理的话，建议不要省这步。
省不了钱，还没法保护自己的利益。

Not always right, especially for a short sale the listing agent basically
represents the mortgage bank not the owner and the agent of course would
take the whole 5 or 6%... without my dual agent, I couldn't have got mine at
that price.

凡事总有特例，你这个显然是特例。一般来讲dual agent就是最坑爹的选择。

买方agent其实也帮不了什么忙。但好房子，几家抢一个房子的，dual agent能帮不少
忙。

没有什么值得一提的风险，没有buyer agent最重要的是要listing agent降commission
，并且让seller知道。
