不是。这是个刚从broker那里拿到的initial fee.

Agent说能跟broker谈的只有第一栏里的费用,别的broker没有发言权。

Ok, your state could be different.
1. Survey is recommended but not required in NJ
2. If "Closing/Escrow fee" refers to the company (could be the brokerage
firm your buyer agent, or title company) that collects all paper work and
provide a facility (a conference room) for closing signature, this is way
too high. My firm close for $175. But if it is attorney fee, who will
collect all documents for you and close the deal besides other things he/she
did for you, this is not bad.
3. Notary fee is too high. Mine usually 25 to 50. Hazard insurance should be
around 600 combing your auto, but your state could be different. 3K may be
a typo.

买房的话,lender fee方面是确定的,但是其他的费用,诸如title相关,government
等等都不是银行可以定的。
如果是在比cost,选lender的阶段,需要重视的时候lender fee和appraisal fee等,
再有,当然是rate了。
